Homebound is hiring a Remote Central Procurement Manager
\nRole Overview:\n\nHomebound recently launched its Build to Rent business with ambitious plans to generate $50 million + in revenue in the first year of operations. We have already signed term sheets with two of the largest BTR players in the US and are looking to add to our team. This position requires one who is analytical, has a strong attention to detail, works well cross-functionally and has the ability to navigate ambiguity while operating effectively in a hyper-growth start-up environment. You will report to the Head of Procurement but will work closely with many other functions with Homebound. \n\nThe ideal candidate has excellent numerical skills and an analytical mindset, and is eager to contribute to the development of a fast-paced, technology-driven construction company. The ideal candidate also has a well-rounded understanding of supply chains, trade and commodity negotiations, market trends, market expansion, and trade relationship building. This is an exceptional opportunity for a purchasing professional looking to work within a highly talented construction operations group.\n\n What You'll Do\n\n\n* Plan and manage all aspects of bid analysis using takeoffs, pricing models, and bid leveling tools\n\n* Develop proformas for new communities and refine these proformas as spec levels and pricing become more defined. \n\n* Develop and refine pricing models for new Homebound products including plan library and BOOL-curated plans.\n\n* Partner with Network Team to develop trade, supplier, and manufacturer relationships to service all Homebound RFPs and new/existing projects.\n\n* Partner with our design team to help test and determine spec packages/levels.\n\n* Help refine processes across the procurement organization based on previous builder experience.\n\n* Development of budgets/proforma for new markets, new land initiatives (Fee Building/ BFR) collaborating with local market Procurement teams.\n\n* Creation of budget proposal presentations for new land initiatives\n\n\n* Scopes of work\n\n* Inclusions\n\n* Exclusions\n\n* Product alternatives\n\n* Savings opportunities\n\n* Value engineering opportunities\n\n\n\n\n\n* Soft/Hard bid (if necessary) plans for new land initiatives collaborating with local market Procurement teams.\n\n* Investigate local building requirements/ processes\n\n* Create Base House plan/specifications/budget for entry level BFR product series.\n\n* Conduct value engineering efforts on Build-for-Rent/Fee Building plans for cost savings/ margin improvement opportunities\n\n* Collaborate with Central Systems team (utilize local resources if necessary) to build out infrastructure for new markets/ new land initiatives\n\n\n\nWhat You'll Bring\n\n\n* 5+ years of experience working as a purchasing manager for a homebuilder or within the construction industry.\n\n* Experience in performing all purchasing related activities including cost estimates, value-engineering,, developing scopes of work,developing budgets, interacting with trade partners and executing purchase orders and variance purchase orders. \n\n* Competency with Planswift and other takeoff software. \n\n* Strong Excel skills and modeling skills.\n\n* Strong project management and organizational skills\n\n* Ability to pay close attention to detail and prioritize tasks accordingly \n\n* The ability to accurately predict and advise on structural and civil requirements from conceptual plans. \n\n* Experience identifying and communicating potential value engineering items, and advising on risks.\n\n* Ability to compile and organize historical data to create and maintain historical pricing.\n\n* Experience reviewing jobs at close to identify causation of variances from budget to actual.\n\n* Ability to track costs, budgets and margins over time and perform detailed variance analysis \n\n* Expertise in unit costs and the use of resources to establish unit costs.\n\n\n \n\n#Salary and compensation\n
